In 2024, after a very successful 20+ year career as a top performing sales agent and agency principal in the highly competitive markets of Sydney’s Inner West and Lower North Shore, founder and principal of New England Buyers Agents, Peter Gordon, moved with his family to their rural property on the outskirts of Armidale.

With farming in his blood, four children, horses and an ever-growing menagerie, Peter and his wife Luisa were drawn to the New England area by its outstanding education facilities, healthy outdoor lifestyle, wonderful community, and country values as well as the future economic growth that the region offers.

New England Buyers Agents was born to service the needs of property buyers looking for professional representation in The New England region, whether they are local or moving from out-of-area, looking for residential, lifestyle or rural property as a home or investment.

Why use a buyers agent

Caveat Emptor or “let the buyer beware” remains the underlying doctrine when buying a property in NSW and selling agents are legally obligated to act in the best interest of sellers throughout the sale process (which is not limited to extracting the highest possible price for their clients).

Whilst the vast majority of selling agents are highly ethical, they have no obligation to make sure a buyer doesn’t buy the wrong property or doesn’t pay well above fair market value. It is not their job to protect the buyers and they are well paid to ensure the seller gets the most from a sale.

Up until recent years, when buyers’ agents have become increasingly common place throughout most major cities in Australia, buyers have been grossly unprotected. Without a buyer’s agent, buyers will rely on selling agents when it comes to what price to pay, and they will often do very little due diligence before entering a contract for what is likely to be the biggest purchase of their lives.

Many people are moving to the New England region from Sydney, Brisbane, the Gold Coast and other areas and it’s very difficult to get to properly know an area, spend the time looking at what is available and do the proper research needed to make a confident decision to purchase the right property, at the right price, on the right terms.

Buying a property in an unfamiliar area can be a minefield and without the right network those people will miss opportunities to buy properties that aren’t advertised, they may be unaware of local issues affecting certain areas and won’t be able to conduct the right amount of due diligence to protect them from buying the wrong property or from overpaying.

We will always only act in the best interest of our buying clients and having personally been involved in over 700 sales totalling close to $1B in value we have the experience to steer our clients very safely through all aspects of the buying process.

What we do:

New England Buyers Agents provides a full suite of end-to-end services for property buyers which can be summarised as follows:

The initial brief: We know the local area and understand which areas should be avoided and where we believe the best value and growth opportunities exist. By listening to your needs and providing unbiased advice on different areas we will take the time to refine your initial property brief and agree on a target proeprty type, location and purchase price.

The search process: In addition to properties that are publicly advertised we will utilise our relationships with local selling agents to proactively uncover off-market properties that are not currently advertised to the public.

It would not be uncommon for a buyer’s agent to personally inspect 20-30 properties that are both publicly advertised and off-market for a client and from there they would provide a shortlist and detailed recommendation which they would work through with the buyer.

Evaluation: Once a property is shortlisted, we will undertake an extremely thorough assessment process and present you with a comprehensive independent report which includes:

  • Pricing analysis including recent sales prices of comparable properties that are not publicly available

  • Specific location assessment including neighbouring property usage and nearby current and future development

  • Our recommended target purchase price

Due diligence: Before you enter an unconditional contract, New England Buyers Agents will conduct an extensive due-diligence process on your behalf which may include:

  • Organizing building and pest inspection reports from reputable independent contractors

  • Organizing quotes for any required works from reputable local trades

  • Organizing legal review and negotiation of the contract of sale, either with your own preferred conveyancer or with one that we recommend

  • Making enquiries with, or attending the local council offices to inspect the property file (making sure existing structures approved, evidence of refusals etc,)

Negotiate and secure: Once we have found the perfect property for you and completed our thorough evaluation and due-diligence process, we will then use our extensive experience to negotiate the lowest possible purchase price and most favorable terms possible on your behalf.

With extensive experience on the other side of the transaction, there is very little that we haven’t seen or heard when it comes to selling agents tactics and as seasoned negotiators, we will guide you through the process and ensure the best possible outcome is achieved.

Settlement of your purchase: Before settlement, we will inspect the property again to ensure everything is in order, all inclusions are as per contract, the property is left in good order and everything is set for settlement to take place and for you to take possession of your new homem or investment.
